
As our landlord we create, on your behalf, a comprehensive Tenancy agreement outlining terms, responsibilities, and rules. We thoroughly vet potential tenants with background and credit checks. We offer several service level packages; these include the following:
Let Only
Aim to find you suitable tenant for your property and carry out background and credit checks.
Rent Collection Only
We offer the above services but in addition use our computerised system to send out reminders to tenant when rents are due and or outstanding. We also incorporate preparing your tenancy documents.
Part Managed
Similar to ‘Rent collection’ service but we also incorporate our initial in-house check-in inventory and annual in-house site visits.
Fully Managed
Similar to ‘Part Managed’ service however the 6/12 monthly inventories are carried out by an external professional company.

Landlord Fees
Let only Service: 6% plus VAT of the yearly rent paid upfront.
Rent collection Service: 8% plus VAT (9.6 % inclusive of VAT) taken every 6 months. Can be taken monthly for an additional 1%.
Part Managed Service: 10% plus VAT (12% inclusive of VAT) taken every 6 months. Can be taken monthly for an additional 1%.
Fully Managed Service: 12% plus VAT (14.4 % inclusive of VAT) taken every 6 months. Can be taken monthly for an additional 1%.

Right to Rent Checks: £75 per person
Deposit Protection fee: £60 (renewals £35)
Gas Safety Checks and Certificate: £100
Electrical Safety Checks and Certificate (EICR): £150 for initial check. Any remedial work identified is quoted and charged separately.
Energy Performance Certificates: from £100 (depending on size of property)
Inventory and interim checks – please enquire with our office for price
We also offer Rent Protection cover to protect your investment in the event that the tenant stops or is no longer able to pay the rent. These costs vary depending on the property and rental amount. Please enquire with our office for price.
